About the project

Bárdi Autó relocated to a new headquarters— with expanded storage and retail space. The investor, TIP Autoimpex, engaged BILT to coordinate the construction, manage the schedule and quality control, in order to ensure move-in by the end of summer.

BILT's roles on this project

Project management We managed the construction process as project manager through to turnkey handover. Construction contracts and material procurement were signed directly with the client.

Challenges

Bárdi Autó had planned to move in by the end of summer A deadline that was both contractual and business-critical. A 7-month construction period wasn't generous for a complete commercial and warehouse building, and in its project management role, BILT had to keep the schedule on track even though the contractors and suppliers were not under direct contract with BILT.

How we worked

Annual-level risk schedule at project kickoff From the very start, we thought through the entire construction process in advance: identifying critical work phases, potential delay points, and subcontractor capacity risks — before any problems actually arose.

Owner-level control Project oversight happens at the owner level, not delegated. Quality and technical decisions are made exactly where and when they're needed. Large general contractors rarely reach this level of involvement — for us, it's the baseline.

Weekly operational scheduling The annual plan alone isn't enough — we tracked actual progress on a weekly basis and stepped in immediately whenever a work phase started to slip.

Weekly on-site quality control Even in the project management role, we upheld BILT's quality standards — through regular, documented on-site inspections. Quality was never sacrificed to schedule pressure.

Weekly coordination with the investor TIP Autoimpex received an up-to-date picture every week of progress, emerging issues, and decision points — so that delays in the investor's decision-making could not translate into delays in construction.

Outcomes

  • Move-in achieved on time — Bárdi Autó opened at the end of summer
  • Complete commercial and warehouse space handed over
  • High-quality construction, upheld even through PM-level control
  • Zero warranty issues
  • TIP Autoimpex remains an active partner to this day
