About the project

FAN Courier, a courier company, needed a significantly larger storage, logistics, and retail space than it previously had. TIP Autoimpex was involved in the project as developer, later acting as landlord.

BILT's roles on this project

Reinforced concrete structures: The foundation work was carried out by our own dedicated reinforced concrete team — without involving a subcontractor.

Project management: We managed the construction process as project manager through to turnkey handover. Construction contracts and material procurement were signed directly with the client.

Challenges

Construction in 6 months — during winter The project started in July, but due to procurement difficulties, actual work could only begin in early August. FAN Courier's move-in deadline did not shift: end of January 2025. This meant delivering a complete 600 m² logistics and commercial building under winter conditions, in roughly 6 months — with BILT coordinating in a project management role, without a direct contractual relationship as the executing contractor.

How we worked

Revised risk schedule after the delayed start As soon as it became clear that the available time had shrunk, we immediately replanned the entire construction sequence: identifying the work phases on the critical path, the risks posed by winter weather, and subcontractor capacity constraints — and defining in advance how each would be managed.

In-house reinforced concrete team on foundation work The foundation work proceeded quickly and flexibly — with no need to wait on subcontractor coordination. Within such a tight timeframe, this isn't just an administrative advantage — it means days gained.

Owner-level control Project oversight happens at the owner level, not delegated. Quality and technical decisions are made exactly where and when they're needed. Large general contractors rarely reach this level of involvement — for us, it's the baseline.

Weekly operational scheduling The annual plan alone isn't enough — we tracked actual progress on a weekly basis and stepped in immediately whenever a work phase started to slip.

Weekly on-site quality control Even in the project management role, we upheld BILT's quality standards — through regular, documented on-site inspections. Quality was never sacrificed to schedule pressure.

Weekly coordination with the investor TIP Autoimpex received an up-to-date picture every week of progress, emerging issues, and decision points — so that delays in the investor's decision-making could not translate into delays in construction.

Outcomes

  • Move-in achieved on time — FAN Courier opened at the end of January 2025
  • Complete commercial, logistics, and warehouse space handed over
  • High-quality construction, upheld even through PM-level control
  • Zero warranty issues
  • TIP Autoimpex remains an active partner to this day
